The Strand represents a new wave of inner-city lifestyle;  vibrant, dynamic and connected. Today’s modern urbanite is demanding, looking for a living environment that reflects a high sense of purpose and vision.

The tower has been designed from the inside out. Starting with a long design process searching for the perfect blend of compact utility and modern luxury. Finishes and accessories have been carefully selected to reflect a culture that cares about detail and workmanship.

At the street the building is integrated into the city, seamlessly blending the vibrancy of Thonglor with a urban pocket-park providing relief and an interface with nature. At the base of the building is a vibrant 24-7 community of cafés, boutique retail and mobile working platforms.

The facade is a consequence of the repetitive and flipped apartment units, with balconies that have been intentionally designed to create absolute privacy to each of the units facing unobstructed views. The result is that of an intricate weaving pattern, creating the distinct character of the Strand tower.

This project is for local Thai developer, Magnolia, and responds to changing market conditions in Thailand. It is not in central Bangkok, but well-located near a railway station and appeals to local or commuter buyers, hence the units are predominantly highly compact studio and 1-2 bedrooms. The overall masterplan includes three residential towers, a retail mall, an office component and an experimental house. HB Design is responsible for the master plan for the three residential towers and is designing two of them. Once again the aim has been to contribute to a dynamic skyline and avoid the repetitive ‘cookie-cutter’ model. The towers are all different heights, not parallel to one another, but fanning out, slightly off-set, and centred around a circular radial pattern. Each tower is broken up into two volumes with the lift lobby as the fulcrum. In this way, what could have been a bulky tower become more elegantly vertical. Inside, the corridor lengths are shortened, being split into two sections by the central lift lobby, and open at each end to generate natural light and ventilation.

One of the challenges has been to design extremely compact apartments, which still feel spacious. Another challenge was how to integrate the external CDU units while maintaining the integrity of what is a very elaborate façade.

There is a strong green theme to the project, which is part of a strategy to provide residents with generous amenities to balance the relatively small units. There are landscaped sky terraces at the very top and suspended facilities at mid-building. Landscaped decks and extensive gardens form the base of the development. Which will, once all three towers are completed, become a consolidated landscape zone providing generous open space.






QUY NONH

Anantara Club Quy Nhon is comprised of 27 exclusive private pool villas set in a stunning 5.2 hectares of seaside land located next to the existing Avani Quy Nhon resort.

The Masterplan concept was to create a secluded and private guest experience of being ‘hidden in nature’.  The Lobby, and Restaurant are designed in separate pavilions to make it feel inviting and well connected to the villa clusters, known as  “the Village” . The Village was designed as two parts; 15 beachfront villas  and 12 hillside villas mixed with simplex and duplex, which follow existing typography.  In between each villa cluster is a large central landscape area which retains the original rocks and trees lending a natural feeling to the property . This area also accommodates a gym pavilion and outdoor activities area for Yoga set in the lush landscape.

The interior concept of the common areas is inspired by Vietnamese traditions and local bamboo craftsmanship. The shape and form of the interior elements such as feature lights and artworks evokes the shape of fisherman’s nets and boats which are still seen at the villages along the beach very nearby the property.

The villas are designed in a semi-detached arrangement to reduce the footprint and encroachment into the natural setting, yet still maintain absolute privacy for each guest; each pair of villas is surrounded by lush landscaping.

The villa planning is designed to provide seamless connectivity of living area, bath and grooming area with the outdoor pool, allowing a truly effortless tropical-modern experience.  All areas are designed to face to the ocean and benefit from the magnificent views afforded by the site.

The Architectural language is contemporary yet infuses indigenous materials and ornament. There is strong influence of Sino- Vietnamese traditions in the interior design elements. Large roof overhangs also show vernacular architectural influence in the roof form design, and the gentle slopes of the shingled roofs create unobstructed views for the hillside villas, but also blend softly into the natural setting.





KINGDOM

This development spans an entire city block within central Pattaya, a beach resort of the Gulf of Thailand. The design, at over 160,000 square meters of GFA, incorporates a large shopping mall (complete with ice skating rink), 2 hotels (5-star and 3-star), waterfront dining and over 1600
apartments.

The key challenge was to design the 5-star hotel and the apartments to take advantage of beach
and ocean views, which were challenging due to the proportion and orientation of the site. Through
careful investigation and calibration of the design over many iterations, a serrated tower profile was developed which yielded a design that had over 80% of units with either direct or partial beach/ocean views.

The dovetailing of this highly diverse group of users required skillful handling, both horizontally and vertically. The ground floor invites pedestrians to traverse the entire site within the building, connecting the main beach road with the internal road.

The success of the project is its ability to incorporate such a large and diverse collection
of functions into a seamless whole, without losing sight of the importance of the need to present a compelling architectural front.





SANGRIA COMMERCIAL

The design separates out a 4-storey podium structure from the slab blocks above. At the lower levels the architecture forms formal courtyards designed to be distinctly different from one another, these courtyards will also acts as both the heart and lungs of the project. Having a unique terraced organisation, it enables visitors to step downwards, level by level, discovering new views and sensations at every point, being bounded on 4 sides with lush gardens and water bodies. Above the podium lie the tower blocks arranged in optimal north/south orientation which accommodates the high unit counts, yet allows unobstructed views out from every unit.



44 NT

The site for 44 NT is positioned beautiful on the edge of the South China Sea facing a set of coral islands across the bay. Fronted by only a narrow strip of public promenade and beach the location is a perfect setting for a hotel and food and beverage destination.

The hotel and service apartment block consisting of close to 500keys rests on top of 8 levels of a very vibrant mixed use podium comprising of high end- medium end retail, destination food and beverage, multi-screen cinemas and a large banquet facility.

The ground floor retail is fronted by a celebration plaza along the waterfront through which one enters a large elliptical atrium which creates a grand space within the heart of the podium. It also maximizes the visual to all stores and ensures good footfall to all shops by strategically tuned placement of specific lease types and sizes.

The ocean facing sections of the retail podium are populated with destination food and beverage at the mid-levels and a food court at a higher lever to maximize ocean views. The large outdoor deck seating’s ensure that patrons can enjoy the beautiful sea breeze which enjoying their sumptuous meals.

The enclosed boxes for the larger anchors, cinema box and the banquet are positioned towards the rear road.

The hotel starts from a smaller satellite lobby on the ground leading to a much grander ocean facing lobby on level nine which opens to a beautiful deck with reflecting pools and a tropical landscape. Connected directly to this level are the spa and the outdoor dining facilities which overflow into these decks to create indoor-outdoor spaces for both usages.

All the rooms have been designed to suit the prime ocean facing location. Each room has a large deck and an elegant bathroom where you can enjoy a relaxing evening in the tub with un-interrupted views of the water.

The exception design culminates at the roof crown which has been modelled inspired by the waves of the ocean and houses the roof level pool and a destination club and restaurant facility which can boast about it’s best views of Nha Trang city and the South China Sea.




WHITEHOUSE PARK

The concept evolved from the reconciliation of a long and narrow site with the attraction of a natural green reserve. From this evolved the dual concepts of the building defined as 3 boxes and the site divided by 2 screen walls.The boxes and their architectural treatments are a reflection of their purpose. The support facilities block, housing the kitchen and the staff quarters, is expressed as a tough, fair-faced concrete shell.

The bedroom block is an introverted building with a simple punched-window façade with operable screens that provide the privacy required by the spaces within. Finally, there is the living room block, an extroverted building, designed to maximize the relationship to the view and garden.

This is an openable box, glazed on 3 sides with a large protecting canopy.

It is a mixed-use development designed to complement a large villa development already under construction. The overall built-up area is 475,000 square metres. The residential component consists of mid-end apartments, high-end apartments, ‘Soho’ apartments and  serviced apartments. In addition, there is office space, a retail mall and street retail. The masterplan stipulates five separate phases to be implemented over an extended period of time.

The design starts with the premise of providing the best views while also offering optimum solar orientation. This meant that all the apartments would be vying for the south-easterly aspect. The design resolves this potential conflict by producing buildings of varying height in a radial array. The aim is to prevent any self-blocking while at the same time providing a compelling skyline composition. The prime residential towers are designed around the theme of community, with social spaces designed into the tower fabric and so continuing HB Design’s vision of democratising the high-rise.






GOA PARADISE

Located on a sloping site close to Panjim, Goa less than a kilometre from the Juari river, the site enjoys great views of the river towards the north and east, hills to-wards the rear and ocean beyond towards the north west.  Surrounding the site is a series of low rise development of villas and farmlands.

After going through the due diligence of testing the density in various arrangements and the relationship of the blocks to each other, we narrowed down to a courtyard scheme with the intent of maximizing the long range views from the units and increasing the percentage of units looking out towards the river. This arrangement also led us towards achieving maximum density possible.

The inner courtyard formed the heart of the project with a forested square, clubhouse facilities and a lap pool with adjoining sand banks to bring the ambience of a beach town into the inner sanctum. As a driving concept for the inner courtyard concept we also wanted to create a ‘secret garden’ which would provide protected private spaces between low green hedges for residents to enjoy a quiet moment in the shadow of the courtyard. It was also intended to reduce the landscaping loads over the entire parking podium.

To design the facade we took inspiration from the colours and the spirit of the place- Goa. The vibrancy and diversity of the unique, local traditional architecture relayed onto the design to break the donut shaped building mass into a series of perceivable buildings.

This project is blessed with a context that truly sets the stage for an unprecedented environment. The masterplan for the overall development has set aside a 22 acre parcel of land to be designed and developed into a park landscape providing passive and active recreation facilities set within a lush, green environment. The project has been designed to link to this amenity both visually and physically – making it more than just a passive backdrop, but an integral part of the holistic lifestyle envisaged.

The architecture has been developed in response to this setting, giving many of the apartments commanding views of the park. The remaining units form part of a large landscaped courtyard with private amenities and a clubhouse. The massing of the development is fronted by 2 elegant towers that form a gateway between the park and the courtyard. The flanks of the courtyard have been broken down into a series of visually interwoven forms that stitch together the rhomboid towers creating an undulating façade. The petals of the rhombus are angled to open up the vistas and increasing view corridors towards the inner courtyard park and beyond.

Great emphasis has been given to the community spaces and amenities provided for the residents living in the township. Beyond the array of the standard offerings of sports and recreational facilities, the design also provides interwoven ‘sky communities’ and ‘sky parks’ towards the top of the building.

The double height Sky Communities provide break-out covered spaces at the 19th Floor  where residents can congregate for community events, reading a book, having a conversation or just have a quiet evening ‘chai’. The Sky Park is located on the roof of the side flanks and crossed over the buildings to create a 100m long park with yoga, barbeque and lounge facilities all enjoying the exceptional views and the cool park breeze.

The exceptional design continues into the layout of the units, which have been carefully calibrated and laid out to create elegant and efficiently planned apartments that appear far more generous than their areas might indicate.
